Taylor constructed all three stages of Goodman’s new mixed-use precinct located in Mascot. Stage 3 works included construction of a contemporary new 10 storey commercial building comprising 9 levels of office space, ground floor retail and showroom hub as well as a site secure basement carpark.
Stage 3 also involved an extensive landscape feature providing native garden beds, integrated walking tracks and seated areas for people to network. These open and extensive areas allow for an inviting and vibrant atmosphere for travelling and socialising between the three buildings around the business precinct.
The commercial building has an innovative architectural design with top to bottom glass façade, modern interiors, luxury amenities, cafés, restaurants, lift lobbies, gym and end of trip facilities such as bike racks and showers. Stages 2 and 3 interact via the retail precinct and outdoor area located on ground floor whereby this region acts as the core for local staff and the community.
Taylor was able to provide value engineering initiatives whereby basement retaining walls were designed to allow them to be backfilled immediately after their construction. This saved costs to the client as it allowed large amounts of excavated soil to be retained on the site and used as back filled material.
One of the most important project considerations in the planning, construction and delivery of this project was to ensure the building achieved a 4 star Green Star design and As Built version 1.1 rating. It was also very important to the client that it achieve a 4.5 star NABERS energy rating and a 3.5 star NABERS water rating.
Taylor ensured Green Star experienced personnel were involved in all phases of the project. In addition, all products used on site and in construction were environmentally friendly and complied with Green Star outlines. It was important that Taylor consistently reviewed all documentation and credit points in order to maximise and achieve the 4 star Green Star point total.
