Friday 7th September 2018 marked a significant milestone for Taylor as we handed over the Peak Apartments, the final stage of the Putney Hill Precinct for Frasers Property Australia. Congratulations to everyone involved throughout the journey over the past 5 years and across each stage of the project.

Taylor has delivered a total of 668 residential apartments across 10 towers with associated basement car parking with a combined value of $254 million. The development was designed and constructed over two stages with all apartment towers named after the prestigious trees and nature that surround them: Figtree, Palmera, Jacara, The Gardens, Canopy and Peak while working in a live and operational environment in a neighbouring community.

FIGTREE APARTMENTS
Stage 1

Taylor commenced its journey on the Putney Hill Precinct in 2013 with the successful delivery of the $18 million Figtree Apartments, the first apartment block within the master planned residential precinct of Puntney Hill. Figtree is a mid to low-rise residential tower comprising 54 apartments configured into one, two and three bedroom apartments, underground carparking and extensive low maintenance native gardens. Designed by award winning Cox Richardson Architects to maximise light and space whilst enhancing the surrounding views for each individual residence. All apartments were delivered using high quality finishes and meticulous attention to detail; incorporating high ceilings, open plan living spaces, European appliances, ducted air conditioning, and generous outdoor spaces.

Figtree was recognised for excellence in the Master Builders Association Excellence in Housing Awards winning the category of ‘Home units up to $300,000’ in 2015. Apartments are now occupied with tenants who enjoy the key features that the apartments have to offer.

PALMERA APARTMENTS
Stage 1

Following the successful completion of Figtree, Taylor continued within the precinct to deliver the next stage, Palmera. Completed in 2015, Palmera comprised 91 apartments over 7 levels with three levels of basement car parking. Taylor appointed its own team of consultant architects and engineers to further develop the design for the Palmera Apartments. Similar to Figtree, the high quality features and meticulous attention to detail continue throughout each apartment; incorporating high ceilings, open plan living spaces, European appliances, ducted air conditioning, and generous outdoor spaces.

Maintaining access to previously completed apartment buildings and houses in the development and minimising disruption to the neighbouring aged care facilities was paramount in planning the delivery of this project. Taylor included value engineering initiatives that delivered cost and construction efficiencies which enabled the client to meet budget without compromising on quality. Taylor was able to adopt most of the successful techniques that were initiated in stage one, Figtree Apartments and in some cases further develop these methods.

JACARA APARTMENTS
Stage 1

Jacara was the third stage delivered by Taylor within the precinct, an $18 million leafy residential retreat named after the beautiful jacaranda trees that hold prime position at the building’s frontage. Commencement of construction for Jacara was brought forward to align with Palmera. Jacara comprises 70 apartments over 7 levels with 3 levels of basement car parking in addition to a rooftop oasis with communal vegetable growing areas, barbeque and dining facilities that incorporates views of Sydney CBD and Chatswood. The design of this project was focused on fresh, timeless and durable as the block was built to work sympathetically within its village environment.

THE GARDENS APARTMENTS
Stage 1

The Gardens Apartments is the fourth and final apartment block for Stage 1 within the master planned development. Like Jacara, The Gardens was built to work sympathetically within its village environment and is a continuation of the benchmark standard for the precinct. The Gardens comprises 2 medium height residential towers, consisting of 148 apartments over 7 and 8-level towers over a single, split level podium, underground car parking as well as extensive low maintenance, native gardens and a water feature.

The Gardens Apartment building features a blend of 1, 2 & 3-bedroom apartments, most with East West aspects for maximising natural light and or capturing the views of Chatswood, Rhodes or South to the Parramatta River. The Gardens Apartments includes a unique façade pattern using a series of complementary finishes and materials intended to harmonise with the natural setting. To top off a successful delivery, in 2017, Taylor was awarded the Master Builders Association Excellence in Construction Award for the multi dwelling ‘Home Units’ in the category of $300,000 – $400,000.

CANOPY APARTMENTS
Stage 2

As a result of record sales and high demand within the precinct, stage 2 of the master planned development was fast tracked. After the successful completion of stage 1, Taylor was awarded the $51 million Canopy Apartments forming the first apartment block within the second stage located at the Morrison Road precinct within Putney Hill. Completed in 2017, Canopy consists of 131 apartments configured into one, two and three bedrooms, over three midrise residential towers. The towers were constructed over a shared podium, two levels of basement car parking below and landscaping above with extensive gabion retaining wall. Equipped with the knowledge and in-depth understanding of the client’s vision gained from working closely together on stage 1, Taylor was able to propose a $1.7million cost saving for the client.

PEAK APARTMENTS
Stage 2

Peak is the largest and most premium project within the precinct and occupies Putney Hill’s highest point, elevated above the trees hence its name ‘PEAK’. The $74 million project is the sixth delivered by Taylor and comprises 174 residential apartments and penthouses within two towers above a central podium, and over multi-level basement car parking. Designed by Cox Richardson Architects, PEAK is nestled in lush landscaping and is within close proximity to Rhodes, Gladesville, Chatswood, and Macquarie Park shopping precincts. The development offers 1, 2, and 3-bedroom apartments with sprawling views of Sydney Harbour and the CBD.

Peak provides elegant finishes and sophisticated design and is perched above the surrounding neighbourhood offering the best of indoor and outdoor living experiences. Special features include a rooftop terrace and community garden, landscaped courtyards, BBQ areas and a tranquil water feature featured between the buildings at Peak in addition to a multipurpose communal room equipped with kitchen facilities for residence to entertain.

Taylor undertook extensive measures in partnership with Frasers Property Australia to consult and inform all stakeholders and nearby tenants of construction activities, which was critical throughout the lifecycle of the project.

Furthermore, Taylor deployed measures to ensure all deliveries were coordinated with convenient hours to reduce disruption to the apartment owners in the surrounding buildings.

Taylor is proud to have delivered all 10 towers across 2 stages, demonstrating our ability to work with our client partners to deliver innovative solutions and achieve their objectives. Taylor was able to apply all the lessons learnt and employ the value engineering initiatives from each stage to ensure a successful outcome. Putney Hill has set a benchmark throughout the industry and has developed into a thriving residential community.
