The Fit Out & Refurbishment team has recently completed construction of 4 new guest rooms and a corridor area onto the Level 22 roof top of the Travelodge, including the complete high quality fitout of the premium rooms. This project is located at the busy intersection of York and Margaret Streets in the Sydney CBD, with York St being one of the main arterial roads in the CBD and was constructed during major traffic diversions due to construction of the light rail project in the city. The hotel enjoys a 95% occupancy rate which was maintained with minimal disruption to guests and staff during construction.
The most significant and challenging component of the project was the logistics of vertically lifting the structural components and large building materials to the Level 22 roof top. The number of stakeholders involved including the City of Sydney Council, police, public transport, Travelodge management, staff and guests and adjacent commercial building tenants meant that rigorous strategic project planning by Taylor was critical to its ability to undertake this project successfully.
The actual new guest room works with ensuite bathrooms were constructed over the top of a redundant roof top swimming pool and in between a mechanical plant room and the building service water tanks. Taylor value engineered elements of structural works to reduce the amount of material loading and to reduce cost. Vertical lifting was achieved via a 130 tonne mobile crane from York Street. Taylor planned the entire project so that the crane was only required to lift twice, and after hours as required by the Council.
