Taylor has delivered the new logistics and office facility located at Lot 21 on Old Wallgrove Road, a B-double approved road in Eastern Creek. The industrial warehouse has been constructed for GPT Group and is within close proximity to many amenities in the area including gyms, licensed restaurants, eateries and service stations. The site also has easy access and great exposure to the interchange of the M7 and M4 Motorways, making it an ideal spot for future tenants.
Works involved construction of a large 30,000m2 logistics warehouse facility incorporating 7,000m2 of hardstand and 247 carpark spaces. This facility now caters for two tenants separated by an inter-tenancy wall, each with 500m2 of office space. The inter-tenancy wall was built after the warehouse slabs had been poured which enables the client to remove the wall at any stage to create one large warehouse in lieu of two 15,000m2 units.
During the initial design phase, Taylor successfully provided some value engineering initiatives to advance project outcomes. This included increasing the overall size of the external warehouse columns to improve their strength. This design modification advanced the programme as it allowed the roof to be loaded midway through construction without the need for wall girts.
It was important to the client that the facility be delivered on time and within budget. Taylor liaised closely with GPT regarding all external and internal finishes to ensure that they were satisfied with the end product. In addition, the Taylor team continually negotiated with all subcontractors to ensure that the tight budget constraints were met.
