Taylor undertook the first stage of a major re-development at Merrylands RSL. The works included shoring piles, bulk excavation and construction of two new basement levels, construction of indoor and alfresco bar and gaming areas, a new reception entry lobby and atrium area together with associated external works including car drop off points, structural steel covered links and memorial pools.
The extension was constructed around a heritage building, the previous Merrylands Baby Health Centre established in 1947, which was also refurbished by Taylor. The refurbishment allows for the reuse of this heritage listed building as future function or memorabilia space. At tender stage Taylor provided a sound delivery methodology. We understood that lead time management, early procurement and efficient shop drawing turnaround of critical trades were critical issues to be managed in planning the project methodology, as well as the ability to deliver the project in a live environment.
The Taylor team adopted a careful consultation and open forum meeting agenda where issues and points were discussed openly with stakeholders; including critical dates and methodology with the Merrylands RSL Management, Project Innovations and the design team. The Taylor team had daily communication with the Club’s Building Manager where required to ensure expectations are met.
VALUE ADD TO THE PROJECT
Following the competitive tender process, Taylor entered into an exclusive value engineering period and secured savings for the Principal.
Cost savings enabled additional scope to assist in the future proofing of their club for their Master Plan. Our site team reviewed the Master Plan documentation, providing design and buildability advice. Taylor, through its relationship with our D&C services subcontractors, was able to design and contract additional works to supplement the delivered plant in order to provide a fully operational and integrated system.
