The Aldi Extension at Leichhardt Marketplace involves the demolition of two tenancies and amalgamation into one large tenancy for the new Supermarket. Works include the removal of EPS from slab soffits along with the demolition of the redundant stairs and construction of new egress stair / corridor.
Taylor made several value engineering initiatives to benefit the project and client without compromising on quality. One notable solution included an upgrade of the existing service corridor to a two-hour fire rated egress corridor. This allowed the centre to expand their lettable floor space for two tenancies by eliminating the requirement of building a new fire exit stair. This initiative increased the total lettable floor space by 45m².
Due to the nature of the works, it was important to the client that the project be delivered on time whilst ensuring all aspects of safety, environment and quality were not compromised.
To address this and on the request of the client, Taylor derived and implemented a detailed handover programme and staging plan to allow the incoming tenant early access to commence their fitout. The staged handover included segregation of Taylor work zones via full height hoardings to ensure a clear delineation between both works. This revised programme and staging plan allowed for four separate handover zones to Aldi.
Furthermore, in order to meet this request Taylor submitted acceleration costs inclusive of night works to ensure the scheduled dates were met.
