The $22 million Rosehill Gardens Racecourse Refurbishment project involved the refurbishment of the JR Fleming Stand with the key objective of improving the race day experience. The works included significant improvement to the betting ring, audio visual experience, all amenities and food and beverage facilities. The internalisation of the existing outdoor “betting ring”was one of the key additions to the building with the aim of providing better weather protection and amenity to this key race day activity.

Taylor was engaged on a Design and Construct contract and once appointed worked with the client to identify opportunities for cost savings. In collaboration with the client and consultant team we identified approximately $1.5 million in savings. Some of the initiatives included: An alternative mechanical services package which not only provided costs savings it improved the efficiency for the venue and allowed for future expansion. We also came up with an innovative feature ceiling solution which reduce the need for significant services upgrade to meet building code.

The site remained operational throughout the construction period and construction needed to be carefully managed to avoid and work with the event calendar. Provision was made to the existing services to ensure that mechanical and electrical services of the areas not subject to construction remained operational. The existing audio visual, RF and IP systems also needed to remain fully operational throughout the construction with the existing system being run in parallel with the new systems until practical completion of the entire project. The existing Grandstand structure was also required to be penetrated to install two 10m x 6m link bridges from level one. The demolition and installation of the works had to be closely coordinated to ensure WHS, dust transmission, weather and security issues were managed throughout the race and convention day events.
