The new temperature-controlled warehouse will be home to Lion Dairy to store and distribute milk, dairy products, carbonated beverages, bottled water and juices. Developed by Charter Hall, the 9,914m2 facility will comprise of spaces for access, amenities, offices, docks, hardstands, cool room, empty crate storage as well as truck washing and parking areas.

An important project consideration for the client was the incorporation of the refrigeration design with the structural steel design. Since the tenant requested a specific refrigeration system, it was vital to design secondary structural steel that would provide the necessary support and a level platform for the stainless-steel refrigeration pipes to be laid and welded.

Milk distribution centres turn over high volumes of product. The impact of moving the product into the cold room, picking the stock into orders and moving the product out of the cold room has a significant impact on the cold room refrigeration system. Therefore, Taylor’s design and project team had to closely review and understand the refrigeration contractor’s requirements whilst also designing a cost-effective structure which could support the high volume of pipework.
