Stockland engaged Taylor to undertake all three stages of the redevelopment of Ingleburn Logistics Park in South-West Sydney. The 28-hectare master planned industrial estate is strategically positioned with excellent connectivity to the Sydney-Metro arterial road network and key south western Sydney markets.
Stage 1 involved the design and construction of a 27,000sqm warehouse with a two-storey 1,500sqm office attached on a greenfields site.
Stage 2 development comprised two warehouses across a total site area of 71,000sqm, as well as associated handstands, offices and landscaping.

During the early site works, Taylor discovered additional rainwater from external catchments drained to the site. Taylor took the initiative to provide two design proposals with cost implications to the client. Both options were designed to be utilised in the client’s future development of adjacent properties as an investment in their future stages.
Stockland’s objective was to secure a tenant before proceeding with the construction, as an unsecured tenant may have incurred a risk of price increases. Taylor assisted with Stockland’s search for a tenant by pricing various options for prospective tenants who expressed interest in the building, including design mark-ups and various cost options based on different staging and scope scenarios.
