In partnership with Sydney Metro Airports, Altis Property Partners, and Adapt PM, the 430 Marion Industrial Park located in Bankstown Airport brings a new standard of premium warehouses to the growing Bankstown Airport precinct, designed to suit current and future operational needs.

Achieving a 6 Star Green Star Design & As-Built v1.3 rating, exceeding the initial target of a 5 Star Green Star certification, this design and construct project comprised five warehouses with a combined area of 15,105 square meters, including associated two-storey offices. It features ten different tenancy options varying in size and configuration to suit a range of potential tenants.

The scope of works included demolition of existing buildings, bulk earthworks, stormwater culverts and drainage channels, as well as external pavements including concrete truck pavement and bitumen carpark with more than 200 spaces.

Key sustainability features of the project include:

  • Large Solar System: A large 964kW Solar system which acts as an embedded network for the Industrial development.
  • Local procurement: The project employed a local workforce of approx. 42.5% of the services and skilled labour.
  • Sustainable Concrete Mixes: The project utilised lower embodied carbon concrete mixes, resulting in a 21% reduction in cement content versus traditional concrete mixes.
  • Smart Water and Energy Monitoring: Extensive electrical and water meters were installed and connected to the precinct’s Energy Management System, allowing excessive water or energy consumption to be identified.
  • Indoor Air Quality: The project adopted extensive use of Low-Volatile Organic Compound based paints, adhesives, sealants, and carpets, along with engineered wood products containing minimal formaldehyde content.
  • Sustainable Products: The project incorporated the use of responsibly manufactured building materials such as recycled reinforcing steel, metal roofing, joinery and carpet tiles.
  • Biodiversity Improvement: The project involved the planting of approximately 1,744m2 of native plant species within the project landscaping.
  • Sustainable Transport: The project includes dedicated parking for fuel efficient vehicles such as EV’s and Hybrid cars to promote to uptake of more sustainable transportation options for building users.

Taylor is highly experienced in delivering various projects in live environments, including several airports. As construction was undertaken in a live airport environment, the works could not disrupt any of the normal Bankstown Airport operations. Another consideration was ongoing tenant requirements, whereby Taylor ensured that any enquiries were quickly costed and incorporated into the project’s construction.

The 430 Marion Industrial Park allows businesses to connect with people, goods and services at a local, national and international level.
